Prefabricated hospitality units
The guest experience begins before arrival, with layout, privacy, façades, fit-out and services. We develop prefabricated accommodation using light-gauge steel and customisation options shaped around the identity and operation of each project.
From hospitality needs to a buildable unit
We review facility type, unit numbers, areas, privacy, service level and equipment, then develop a repeatable or customised concept with clear factory and on-site work boundaries.
A structure that supports organised manufacturing
The proposed units use cold-formed steel sections designed for loads, use and local conditions. Coordinating structure, services and envelopes helps organise component manufacture and assembly.
Resorts and accommodation developments
Detached resort units, individual rooms or suites, reception, hospitality and service facilities, and phased extensions can be assessed. Tourism and temporary accommodation require review of land use, safety, classification, services and applicable requirements.
Structure and shell
A fit-out level focused on the frame and envelope, or selected parts, with insulation, openings, finishes and services clearly identified as included or excluded.
Partial fit-out
An agreed level of finishes or internal systems, defining what the client or specialist contractor completes later. The unit’s condition at handover and responsibility for remaining work are made clear.
Fully fitted units
The supply schedule may include floors, walls, ceilings, bathrooms, lighting, cooling, fixed fittings and furniture options, subject to approved specifications. Civil works and external connections are separately and explicitly defined.
Design that reflects the project
Sleeping and living areas, bathrooms, kitchenettes where needed, entrances, façades, openings and shading can be developed, balancing architectural experience with manufacturing, transport, lifting and operational constraints.
Everyday use in the details
Circulation, storage, fixed furniture, lighting, ventilation, cooling, service areas and maintainable components inform the design. Accessibility and specialist fittings are assessed within the unit specifications.
Services coordinated from the outset
Wiring, outlets, lighting, cooling, water, drainage, alarms and equipment are coordinated. Factory and site installation, connection points, supply, testing and commissioning responsibilities are defined.
Transport, lifting and access
Dimensions, roads, permits, site entrances, cranes, storage and phased assembly influence the solution. We determine whether units travel complete, in parts or as panels before confirming delivery methods and programme.
Site readiness
Levelling, finished levels, foundations or bases, anchors, electrical, water and drainage networks and service roads may be required. Responsibility for each item is clearly allocated in the proposal and contract.
Fit-out level and contract scope
Supply-only, supply-and-installation or a broader design-development, supply, installation and fit-out package can be assessed. Finishing level is a separate decision from transport, civil works and external services.
The development process
We define the project, unit numbers and guest expectations, agree fit-out level and scope, assess dimensions, systems and requirements, then develop the solution and responsibility matrix before production drawings, manufacturing, transport, installation, inspection and handover.
Performance and quality
Loads, wind and seismic requirements where applicable, envelopes, fire, thermal and acoustic insulation, moisture and corrosion are reviewed. Specifications, documents and assemblies follow the actual product and project design.
Start before every detail is fixed
An initial enquiry can begin without a confirmed unit area or city. Use, quantity, stage and desired fit-out help identify the studies and information needed before a proposal.
Questions and answers
Are all units a fixed size?
Areas and layouts can vary within the needs of the project and design, manufacturing, transport and installation constraints.
Are bathrooms, kitchens and furniture included?
Each item is specified in the agreed fit-out level and supply schedule.
Does fully fitted include foundations and external services?
These are not automatically included. Responsibilities are expressly defined in the proposal and contract.
Can I request a small number of units?
Requests are assessed against quantity, customisation, supply, viability and site requirements.
Can units be manufactured off-site?
Manufacturing, transport and assembly methods follow a review of dimensions, access and lifting constraints.
Are coastal locations possible?
Salt, humidity, heat, wind and protection details are assessed for the location.
How long do supply and installation take?
The programme follows agreement on design, scope, materials, manufacturer and site readiness.
Can you start from a client design?
We can review it, checking usage rights, development requirements and buildability.
Can I enquire without an area or location?
Yes. Indicate which details are undecided and they can be developed during review.
